Check-in: 2pm until 6pm - Late arrivals must be advised 24 hours in advance

Check-out: 11am Minimum two night stay, seven nights in August

A non refundable deposit of 25% is taken at the time of booking. Remaining payment is taken 15 days before arrival.

Cancellation Policy:

Cancellation made more than 15 days prior to arrival – 25% charged

Cancellation made more than 15 days prior to arrival – full charge

For single occupancy there is a €25 reduction on the room rate.

Children of all ages are welcome

Booking Conditions for Villa Rental

  1. A booking will not be accepted unless a member of your party has completed and signed the villa rental booking form. The signatory shall then be deemed as the agent on behalf of the party as indicated.

  2. To enable your booking to be confirmed, a reservation deposit of 25% of the total amount is required, with the remaining balance payable 8 weeks prior to travel. We reserve the right to cancel a booking if payments are not received in time.

  3. Payments are to be made by bank transfer to the bank details provided.

  4. All breakage/damage is the legal responsibility of the hirer, who is responsible for the property and is expected to take all reasonable care of it. All equipment, utensils and the property itself must be left clean and tidy at the end of the rental period. Please ensure that any damage is reported to the owners as soon as it occurs, so that it can be rectified for the next occupants.

  5. A damages deposit of 1000.00€ is required at the time of your final payment against any accidental damage or breakages. This will be returned by bank transfer within 3 weeks of your departure. You will be charged for damages and breakages that are not considered as fair wear and tear. This includes but is not limited to, excessive cleaning costs, replacement or repair to the property of any of its contents, the pool, grounds, excessive use of electricity (air conditioning being left on full with external doors open etc).

  6. Cancellations: More than 8 weeks before the starting date of your holiday, deposit will be forfeited. Less than 8 weeks before the starting date of your holiday, the full villa rental will be lost.

  7. If you cancel your booking any payments made are non-refundable, so we advise our clients to take travel insurance.

  8. All occupants are personally responsible for ensuring they have adequate travel insurance cover. The use of the accommodation and the amenities are offered on the condition that they are used at the occupants’ own risk. We do not accept responsibility for accidents, injuries, illness, death, loss or damage to users’ or visitors’ property of belongings, including motor vehicles however caused.

  9. We accept no responsibility or liability of a loss or damage to personal items, or injury while staying in the property, or after departure of property. It is in your best interest to take out travel and medical holiday insurance to cover any unforeseen circumstances, which may necessitate the cancellation of your booking. You should have adequate medical insurance and cover of your personal belongings for the duration of your vacation.

  10. Do not smoke in the house. Apart from the lingering smell and health risk for future clients, damage from cigarette burns on furniture or linen will be charged at full replacement cost. Smoking is permitted outside on the terraces and by the pool with the use of ashtrays. Do not dispose of cigarette butts in the garden.

  11. The accommodation is booked on a self-catering basis. Bed linen, bathroom and pool towels will be provided for each guest. If guests require any extra items, these may be provided (subject to availability) at an extra charge.

  12. In the event that any linen or upholstery is stained by sun cream or oils, replacement items will be charged for. Do not sit on the inside sofas and armchairs in swimwear.

  13. For your own safety we do not allow the use of glass, crockery, and bottles in the pool; and would ask guests to use the plastic variety available.

  14. Children should be supervised at all times by adults, especially in the vicinity of the swimming pool and the ponds.

  15. Maid service is provided as stated. Maid’s hours or duties should not be changed by clients. Maids will generally tidy up, clean the property, change the towels and bed linen normally once a week, but are not expected to provide you with personal service or do vast piles of washing up.

  16. In order to maintain our 2,5acres of pristine gardens our Portuguese gardener Manuel who has been with us for 20 years, works daily from 8am – 5pm Monday to Friday. He is a friendly and quiet man who will not disrupt your holiday. His duties or hours should not be changed by clients.

  17. The occupants agree to respect the rules of the Quinta.

  18. The Quinta will be made available to guests after 4pm on the day of arrival. Late check-ins between 7pm and 10pm will be charged at a rate of 100€+IVA and check-ins after 10pm will be charged at a rate of 150€+IVA. The villa must be vacated by 10am on the day of departure. If guests do not leave by 10am we have the right to retain your damage deposit.

  19. We reserve the right to ask guests to leave the premises for those who do not follow the booking conditions, or who disturb the peace and comfort of neighbouring house, or who do not vacate the Quinta at the checkout time specified.
